Home inspections are done to provide buyers insight into the safety and functionality of the many components of a house. They also let a lending agency know if a structure is worth their investment.
A visual inspection of the entire house and its accessible components is completed. The inspector works from the outside to the inside and from the top to the bottom of a property.

All residential inspections should be uniform in what they cover, but there are ancillary services such as radon, wood destroying organisms, well, septic, water etc. These can all be added to the residential inspection.
Two and a half hours is generally the amount of time allocated for a residential inspection.
Your presence at the home inspection is not required. However, it is preferred.

Any concern identified in a report is listed because it is either unsafe or because something is not functioning as it should. Often, a lending agency will want the safety issues to be remedied before the closing. However, inspectors work separately from lenders and follow the standards of practice for residential inspections.
